About Magnolia, Texas

Magnolia is a tiny city in Montgomery County with a population of around 1,400. So why is it such a good location for commercial real estate? This is likely because it is located right next to The Woodlands and it is quite close to Houston, one of the in the country. This means companies with a desire to get involved in the Energy Corridor and general business boom taking place in The Woodlands can use the Magnolia area as a kind of base. In 1840, the Southern boundary of Montgomery County was extended to encompass Spring Creek, including an area that was initially called ‘Mink’. However, the town received a name change and was officially called Magnolia in 1903, 18 years after the initial application. By the 1920s, Magnolia was a bustling community with sawmills, pharmacies, garages, blacksmith stores, and many more businesses. In 1968, an election was held to decide if Magnolia should become an incorporated municipality, and the motion passed by a huge majority.

Magnolia Today

Incredibly, Magnolia still prohibited the sale of alcoholic beverages until a 2011 vote overturned this law. It was the last ‘dry’ county in the whole of Montgomery County. Although the city itself is small, the Magnolia School District covers almost 150 square miles and the greater Magnolia region has approximately 138,000 residents. The city plays host to the annual Texas Renaissance Festival, which attracts thousands of visitors from the nearby cities of Houston and Conroe as well as welcoming families from The Woodlands. Those who live in Magnolia are a short drive away from some of the nation’s best amenities and the citizens of Magnolia have a reputation for being among the friendliest in Texas; that’s no mean feat!

Life in Magnolia

Magnolia is a great place to live in, which is evident by the recent influx of residents. The number of house sales in Magnolia may seem surprising at first glance, but you have to remember that this takes into account a wider area. This explains why there are as many as 600 houses sold each quarter - a rate that was maintained throughout 2012, though it has fallen somewhat in recent months. House prices have seen a steep rise from $200,000 on average in the first quarter of 2013 to around $250,000 in the second quarter. This would certainly explain the sudden drop in the number of property purchases. We would expect the price of homes in the region to continue rising as large corporations continue to move into The Woodlands, which is in extremely close proximity to Magnolia. In fact, the city is just 45 miles from Houston. Thus, families will be eager to find affordable housing in the immediate area, and Magnolia fits the bill perfectly. The majority of the commercial properties to rent in the greater Magnolia area are a few miles outside the city, but since it is so close to the I-45 and US 290 highways, this is not a problem for residents. If you are interested in commercial real estate in the greater Magnolia area, it would be wise to quickly snap up anything you come across. The same goes for any residential property you find. The greater Magnolia area is expanding at an impressive rate and because it is so close to one of Texas’ fastest growing business districts, property will soon become scarce.
