About Katy, Texas

Katy is one of the smaller cities in the state of Texas with a population of just over 14,000. But, it is still spread out over three counties - Harris, Waller, and Fort Bend. It was once known as Cane Island and James J. Crawford received a land grant in the area in 1845; yet, it wasn’t until the advent of the Missouri-Kansas-Texas Railroad in 1893 that the area saw some real industry and the town coming to life. James Oliver Thomas decided to develop a town in the region and it was given the name ‘Katy’. The town quickly became known for rice farming and enjoyed a period of reasonable growth in the early part of the 20th century. Katy was incorporated as a municipality in 1945 and when the I-10 opened in 1966, fast development westward occurred. Currently, the greater Katy area has an estimated 270,000 residents. The city has won a variety of awards for being one of the fastest growing and most sustainable locations in the country.

Katy Today

Katy is in close proximity to the Houston Energy Corridor, so residents live next to global giants such as BP America, a company that hires around 5,500 employees in the aforementioned corridor. BP uses the city of Katy for engineering and business support for the company’s onshore operations in mainland America. Around 30 percent of Katy’s population is Hispanic, while 25 to 30 percent of the population also have German, Irish, English, or Czech heritage. According to various studies, the cost of living in Katy is around 10 percent lower than the national average. Because the city is just 27 miles from Houston, Katy is very much in demand among businesses and families alike.

Life in Katy

While jobs in Katy are not considered scarce, they are certainly welcomed by the rapidly growing city. Although the city suffered a blow in 2008, when KBR abandoned plans to open a new office facility due to the poor economy at the time, this has not hindered the city, as Costco has recently announced plans to open a store in the area in what will be the fourth Costco store location in the Houston metro area. Downtown Properties recently sold its 105,000 square-foot office at 15915 Katy Freeway to Dornin Investment Group for an undisclosed figure. Dornin could be sitting on a goldmine, as this building’s vacancy rate is less than 12 percent with tenants in industries such as real estate, energy, healthcare, and technology. The residential housing market in Katy is also making a comeback, as the median sale price in the area has risen to approximately $280,000, a rise of around $60,000 when compared to the end of 2010. The number of houses sold in Katy has actually fallen to around 700 per quarter, a substantial reduction on the 2,200 houses sold in the third quarter of 2012. As Katy was named one of the "9 from 2009" areas with the most noticeable growth in the United States and has shown even more signs of improving its economy, it is obvious that good things are about to happen in this fantastic little city.
